These Terms & Conditions (“Terms”) govern your use of ADRESA’s website, booking engine, services, and communications.

By accessing our website or submitting a form, you agree to these Terms.

1. Use of ADRESA Services

You agree to use ADRESA services lawfully and in accordance with these Terms. ADRESA may modify or discontinue services at any time.

When making a reservation:

• You agree to the property rules provided in the listing
• You agree to any applicable fees, taxes, and payment terms
• Cancellations and refunds follow the policy stated in the booking platform

By providing your mobile number and submitting any form through our website or booking system, you consent to receive SMS text messages from ADRESA for:

• Booking confirmations
• Check-in and check-out instructions

• Access and property-related notifications

3.1 Opt-Out

Reply STOP to stop receiving SMS messages at any time.

3.2 Required TCR Language

• No mobile information will be shared with third parties/affiliates for marketing or promotional purposes.
• Messages may be sent by automated systems.
• Message and data rates may apply.
• Consent is not required as a condition of booking or service.

4. Limitation of Liability

ADRESA is not liable for:

• Third-party booking engine limitations
• Errors resulting from Hostaway’s form or system design

5. Website & Booking Engine Disclosure

ADRESA uses the Hostaway booking engine for reservations.

Because Hostaway does not allow custom SMS consent checkboxes on certain forms:

• By submitting any inquiry or booking request containing a phone number, you acknowledge and agree that your submission serves as consent to receive SMS from ADRESA.
